RTOM members subscribe annually. Starter is $300/mo (up to 2 properties, 500 units), Portfolio is $500/mo (up to 5 properties, 1,000 units), Enterprise is custom (6+ properties, 1,001+ units). Add-ons include analyst calls at $150/hr, quarterly valuations, and exit-strategy modeling. When you sell a fully represented property through our brokerage partner, a portion of your membership fee is credited back at closing.

What does "Anti-Proforma" mean?

Proformas are speculative estimates at best. Reporting delays based on speculation hide operational inconsistencies, corrupted numbers paralyze underwriting, and decisions made on margin of error cost owners NOI and value. RTOM replaces speculation with verification: real data > projections, live updates > static snapshots, centralized > scattered reports.

Where does the T-12 data come from?

Members connect their PM software (AppFolio, Yardi, ResMan, Entrata) or upload their P&L's and rent roll directly. RTOM maps the line items to a standard chart of accounts and recomputes 16 KPIs from the source entries, never from member-asserted summaries.

How often are KPIs refreshed?

Monthly, automatically. As soon as a new financial period closes, RTOM rolls the trailing-twelve forward and republishes cap rate, NOI, DSCR, occupancy, expense ratios, and the rest. KPI history is preserved so trend lines reflect operating reality, not a snapshot.

What happens when I list a property for sale?

Members who are ready to transact can publish a listing built directly from the tracked data. Every listing has a public summary card; the full vault (P&L, rent roll, OM, debt detail) unlocks after the buyer e-signs the property's NDA. Sellers can auto-approve verified buyers or review each request manually. The closing credit applies when our brokerage partner fully represents the transaction.
